A WomenforWealth.com Interview with Shannan Marty

As any commercial real estate investor can see, there’s big money to be had in the world of real estate development and condo conversions.

If you’re not sure what “condo conversion” means, here’s a quick explanation: A condo conversion is a project in which a real estate investor takes a building (often an apartment building) and converts it into condominiums, which can then be sold off on an individual basis. In many cases, the units can be sold as condos for about twice what they would be worth as rental apartment units.

So, if condo conversions are so great, what’s stopping most people from getting involved? Well, for many of us it’s the red tape and bureaucracy of our local governments that we fear more than doing the fix up work, or finding buyers for our newly renovated units.

One of the points I came away with was that it’s not so difficult to complete a condo conversion if you know who to talk to, and who to bring with you for your meetings. Shannan hadn’t done any condo conversions before she remodeled the El Capitan Condos, a project she successfully completed in about one year.
