Commercial Real Estate
Financing... Creating a Winning Team
A WomenforWealth.com Interview with Ann Ethridge-Painter
by Kirsten Lee
Commercial real estate financing - are you still learning about the
steps to get into this exciting area of wealth creation? Perhaps you are
taking your first step from investing in single-family to
commercial properties. Or perhaps you are looking to streamline and
super-size your existing commercial investments.
Commercial real estate financing - a mystery?
Commercial real estate financing remains a mystery to many investors.
The savvy ladies at WomenforWealth.com decided to shed some light on
this vital subject. We went straight to the expert: Ann Ethridge-Painter,
CEO of The Apartment Loan Store.
Ann is always about results in the realm of commercial real estate financing. She
loves helping her clients become financially independent! When we
announced to our WomenforWealth.com community that Ann agreed to join us
and share her secrets of success, we were flooded with emails. So many
of our members exclaimed, “Oh, I know Ann! She’s been so helpful to us.”
Ann and her husband/ partner Terry impact investors across the globe
with their knowledge, assistance, and loan services. They specialize in
apartment and mobile home park loans.
When it comes to commercial real estate financing, The Ann can bridge the
information gap between borrowers and lenders
to make loans really work. They underwrite for a major
bank, which in turn is affiliated with one of the largest banks in the
world. Instead of having to shop around to find lenders, Ann can take
“out-of-the-box” situations directly to the credit manager to create
real-world solutions for her clients.
Commercial real estate financing broker - what to
expect
What should investors expect from their commercial real estate loan
officers? “Customer service,” Ann responds firmly. “For me, whatever it
takes I’m going to go after every piece of information I need to help
you succeed in your goal, your dream of getting the best deal for you,
the best property and so forth.”
In Ann’s eyes, intentional listening multiplies the success of the
commercial real estate loan process. “My job, is to find out how
far into the process people are, their knowledge and their background,”
she expounds.
“I go back to the investor, walk them through what they have and what
we’re looking for to get the true picture…. We always keep the realtor
in the loop as to what’s going on. It’s all about communication.”
The game requires a tightly-knit
team with a proven playbook to win. Your loan officer can and should
play a strong and active role to power your deal to success when it
comes to commercial real estate financing.
